Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Q:  Will you be listing my house on the MLS or actually buying it?

A:  No. we aren’t agents and we don’t list houses. We are professional home buyers. We buy houses throughout Texas that meet our criteria. Then, we might fix it up and sell it or keep it as a rental property for ourselves.

Q:  Do you pay fair prices for properties?

A:  We are investors trying to make a profit. What we find is that for many homeowners, the fact that we can close quickly, pay in cash and will take homes in any condition is really attractive for a lot of sellers who can actually get more money with our offers than using a realtor once you count in all the extra costs of selling your house

Q:  How do you determine the price to offer on my house?

A:  It’s a pretty straightforward process. We take a look at the house, where it is, what repairs it needs and what comparable houses in the same area are worth.  We take all that information and put together a fair price for you and for us.

Q:  Do I pay any fees or commissions to work with you?

A: No.  The answer is really that easy. Unlike a realtor, we don’t charge you any fees or commissions, or try to talk you into staging your house for sale, making repairs, repainting walls or enduring inspections. We look at your house as it is and, if it fits for us, we make an offer, the money from that offer is all yours.  We will often pay the closing costs too! 

Q:  How are you different from a real estate agent?

A: Real estate agents help you sell your house. They list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months).  Once it’s sold,  they take a percentage of the sale price. The agent’s commission is often around 3-6% of the sale price of your house. This means that if you sell your house for $150,000, the amount you make off the sale is often $10,000 less than that before closing costs, inspections, carrying costs, etc.   This works well for some sellers who can afford to wait or who have the right house to sell.

That’s where we’re different: we’re not agents, we’re home buyers.  We don’t list houses. Since we’re actually the one buying the house from you, in cash, we are the ones making the decision and we already have the money. We don’t need to wait.

Q:  If I submit my information, what’s my obligation?

A: None. Nada.  Zilch. Once we get some information from you, we evaluate your house, evaluate it and we might even set-up a call to better understand your position. If it’s a fit, we make an offer, for cash, that’s fair to you and to us. If you don’t like the offer, you can say no. We enjoyed talking to you and wish you luck. We won’t hassle or harass you. It is entirely your decision to figure out what works best for you.
